AT IRVINE COMPANY, WE’RE COMMITTED to investing in a better tomorrow for our customers and the communities we serve. From energy efficiency to healthy workplace design to open space conservation, sustainability has been a guiding value at Irvine Company for more than 150 years.Informed by our perspective as a community builder and conservation partner, we follow a holistic approach to sustainability. We believe that sustainability means nurturing healthy environments both within our workplaces and in the greater community.But sustainability is also a business advantage. As the home of thousands of companies, as well as an employer ourselves, we know that sustainability is an important value to workforces. We commissioned proprietary polling of 1,000 California office workers on how they feel about sustainability and the results reveal the enormous degree to which sustainable practices impact how employees feel about coming to work: • 92% say employers have a responsibility to promote sustainability initiatives within the workplace and 25% would consider leaving an employer that doesn’t• 90% say it is important to them to work in a physical space that incorporates sustainable practices with 46% saying it is “very important”• 85% say having a sustainable workplace/green building increases overall satisfaction with their employer with 43% saying “significantly so” 2

3Surveyed workers also demonstrated a significant awareness of the specific benefits a sustainable workplace provides. When asked what the benefits of working in a sustainable workplace/green building are, more than 50% said improved indoor air quality while more than 40% said each of the following: improved mood, reduced environmental footprint, reduced risk of illness, improved productivity and alignment with personal values. Irvine Company carefully manages the environmental impact of each workday through comprehensive conservation efforts that reduce water and energy usage. As long-term owners of our workplaces, we invest heavily in first-to-market solutions and cutting-edge building systems. We also strategically design urban forests that further reduce water and energy use while providing natural shade, reducing pollutants, increasing oxygen levels and enhancing environmental well-being now and in the future.We are California’s top owner of office buildings that are LEED-certified, which rewards buildings that are not only resource efficient and cost effective but also fully integrate human health and well-being. In fact, more than 60% of LEED’s rating system is associated with occupant health. 7With our proprietary Comfort Control App and Personalized Comfort Design HVAC system, customers can easily control temperature and lighting at their workplace.HVACHVAC is a primary driver of energy use in commercial buildings. Irvine Company uses a wide range of technologies and methods to minimize consumption:• HVAC optimization platforms deployed across the portfolio use algorithms to monitor building load and adjust set points for optimal efficiency across chilled water, condenser water, supply air and static pressure.• Portfolio-wide fault detection diagnostics and constant commissioning systems notify engineers of system issues that impact customer comfort or increase energy usage.• Direct digital controls for variable air volume zones replaced pneumatic controls, providing more precise temperature management and increasing building efficiency.• Personalized comfort design replaced traditional combined zone design with a proprietary new system design offering more granular temperature control over micro-zones via mobile app.• Variable frequency drives on all primary chillers, pumps and fans work in conjunction with our energy management systems, adjusting motor speed to meet actual building load.• Cool Roofs reduce energy consumption by reflecting more sunlight and absorbing less heat than a traditional roof, which limits heat gain into the buildings. A standard roof can reach 150°F or more in the summer sun. Under the same conditions, a cool roof can stay 50°F cooler, saving energy and money by requiring less building air conditioning.• Strategic landscaping, including shading dwellings and hardscape, transpiration and wind reduction, provides natural temperature regulation, reducing overall building energy consumption. LIGHTINGShifting to high-efficiency LED lighting and smart lighting controls has dramatically reduced energy consumption over the last 15 years.• Portfolio-wide LED retrofits including office space, common areas, parking structures, exit signs, elevator cabs, aircraft warning lights, exterior fixtures, restrooms, corridors and stairwells save more than 32 million kWh of electricity annually.• Wireless lighting controls are integrated with building automation systems during routine workplace improvements to provide customers with ability to control lighting via mobile app.

11Water Conservation Since 1967, Irvine Company has championed the use of recycled water for landscape irrigation. Today, our landscaping team continues this pioneering legacy with cutting-edge technology, including the use of sophisticated weather satellite sensors for greater control over water delivery and flow sensors to stop any leaks. Our water conservation program extends beyond landscaping, including retrofitting buildings with high-efficiency toilets and faucets and our innovative cooling tower treatment program. Annually, our water conservation efforts average cost savings of more than 205 million gallons of water, including 105 million from water-saving landscaping technology and approximately 100 million from high-efficiency plumbing fixtures and cooling tower enhanced water treatment.• Smart irrigation maintains the health of our urban forest while reducing waste using smart irrigation controllers that adjust for weather conditions, high efficiency nozzles that deliver water to turf with greater precision and drip irrigation.• Smart WaterCompass meter monitoring and flow sensors alert our landscaping team to potential leaks or main line breaks so the team can make immediate adjustments from their mobile devices.• Wireless leak detection and smart water meters monitor buildings for water leaks, alerts engineering team and automatically shut off the water supply.• High-efficiency plumbing conversions reduce water usage over standard toilets and urinals by 63% and 92%, respectively.• Cooling tower enhanced water treatment reduces water consumption by 30% by safely allowing increased cycles of dissolved solid concentration to reduce the amount of water drained from the equipment.UCI Research ParkA 60-acre nature reserve, made up of open space permanently preserved by Irvine Company, is connected to this workplace.

Environmental Conservation: Community Forests Our energy and water conservation efforts are closely linked to our environmental conservation efforts, including our sustainable landscaping and tree diversity program. Outdoor water efficiency starts with the landscape itself. The plant species, foliage placement, soil and slopes can make the difference between a water-smart landscape and irrigation inefficiency. The same goes for energy conservation. Smart landscaping choices provide natural shade and wind reduction while enhancing air quality, managing stormwater, reducing erosion and providing a critical habitat for wildlife. In addition to important environmental benefits, green spaces reduce stress and enhance mood, supporting the innovative thinking that drives business success. Conservation of Historic Trees Irvine Company goes to great lengths to preserve mature trees both through responsible development on our workplaces and by rescuing at-risk trees in the region.THE OLIVE TREES OF INNOVATION OFFICE PARK Among Innovation Office Park’s 1,725 trees, three ancient olive trees (Olea europaea) hold a notable place along the central corridor outside the aptly named Olive Grove Cafe. These trees, estimated to be approximately 150 years old, were once owned and cherished by George Hearst (father of William Randolf Hearst) in the foothills of the Sierra Nevada range in Northern California. No longer producing olives and unwanted by the current landowners, Irvine Company relocated these heritage trees to provide shade and beauty to the Innovation Office Park community. THE REDWOODS OF PATHLINE PARKPrior to construction, Pathline Park was 18 acres of open space dotted with large redwood trees, 100-foot-tall cedar trees and breathtaking stone pines. Recognizing these trees as the valuable and irreplaceable treasures that they are, Irvine Company allowed these trees and their root systems to dictate the site design, fencing off tree protection zones around each preserved tree for monitoring throughout construction. Additional planting now brings the total number of redwoods to 238, creating a tranquil workday sanctuary that inspires innovation and creativity.14

15Sustainability in Action: Partnering with Local Growersfor Next Generation Trees As long-term owners, Irvine Company manages our landscapes to thrive for generations. That’s why, coming out of a historic drought in 2023, it was essential to be prepared for a shift in the local climate, including hotter temperatures and intermittent periods of drought and intense rain. Irvine Company partnered with a local plant nursery to identify trees that would succeed over the coming decades. As a large, heritage tree with a long history thriving in the broader region, oak trees were ideal candidates. The nursery gathered acorns from areas close to California with more extreme climates, including Mexico, New Mexico and Arizona. A dozen species of oak trees were test at our workplaces for their hardiness under different conditions as well as their aesthetic qualities. After two years, the trees are 10 to 15 feet high and thriving under the observation of an arborist. Over the coming years we will challenge them with measures like cutting off irrigation and with-holding pest control to see which ones remain beautiful and healthy. The most successful species will be planted throughout our 35 million square feet of landscape. Through knowledge and data sharing with the plant nursery and at our annual landscaping symposium, this research will help keep California green and beautiful as climate conditions evolve.REHOMING CANARY ISLAND DATE PALMSIrvine Company workplaces proudly host four newly rehomed Canary Island date palms. Mature yet slow-growing, these coveted and valuable trees needed to be relocated by one of our community partners.

These sustainability initiatives also deliver significant economic value and cost savings. ENERGY STAR-certified buildings, for example, use 35% less energy, generate 35% fewer greenhouse gas emissions and cost $0.50 less per square foot to operate — savings we pass on to our customers as the largest owner of ENERGY STAR-certified offices in the U.S.Our smart irrigation controls save more than 105 million gallons of water annually across our portfolio, resulting in approximately $360,000 in cost savings. Energy savings from our urban forest’s 55,000+ trees generate $309,000 in additional benefit to our customers.As a long-term owner, Irvine Company is also uniquely positioned to invest in innovative solutions that are redefining what’s possible for energy conservation. We are the first major real estate company in the world to invest in ambitious energy storage solutions, like our Hybrid Electric Collection and our Sunwave Solutions solar program.16

Our workplaces are verified for wellness, backed by our decades-long commitment to industry-leading building systems and an extensive array of indoor and outdoor amenities.UL VERIFIED HEALTHY BUILDING MARK: INDOOR AIRIrvine Company is the first in the nation to have its workplace communities designated as Verified Healthy Buildings for more than 37 million square feet of office space across 246 buildings in Coastal California and Chicago. UL Solutions®, a global safety science leader, uses qualitative and quantitative analyses to confirm excellent indoor air quality throughout the portfolio.FILTRATION AND VENTILATIONA healthy workplace environment starts with healthy air. Indoor air is flushed and replaced with fresh, filtered air on average every 60 minutes. The mechanical systems in all of our workplaces use high-efficiency MERV-rated air filters with more than 80% of our workplace communities, including 100% of our high rises and 60% of our campus offices, using MERV 13 or higher. SAFE TRACESTo ensure that our ventilation and filtration systems are effectively minimizing the risk of transmitting illness, Irvine Company partnered with SafeTraces, which uses DNA technology to test how aerosols disperse, such as when someone coughs or sneezes. These tests found that aerosols rapidly dissipate by more than 90% within 30 minutes, validating the effectiveness of Irvine Company’s systems.WELL HEALTH-SAFETY RATINGIrvine Company has earned the WELL Health-Safety rating for 275 of our buildings spanning more than 38 million square feet of workspace. The buildings were certified following an independent, third-party review of our health and safety procedures by The International WELL Building Institute, the leading authority for transforming health and well-being in buildings, organizations and communities.

Expert View: The Connection Between Healthy Buildings and Healthy Businesses Irvine Company invests in healthy buildings because they benefit the environment, our customers and their businesses. To further explore the impact of these investments, we sat down with Sean McCrady, Vice President of Advisory for UL Solutions®, a global safety science leader.How do you partner with Irvine Company to create a healthy work environment for their customers?As part of the UL Verified Healthy Building Mark, UL Solutions conducts bi-annual visual inspections and performance testing of Irvine Company buildings. By participating in the program, Irvine Company is committed to creating and maintaining indoor environments that support customer health, well-being and comfort, backed by UL Solutions’ globally recognized expertise in indoor air quality and building health for over 40 years.22What makes an ofce building healthy and why does it matter?A healthy building reflects building management’s efforts to maintain and operate the building in a way that enhances indoor environmental conditions. Ventilation, filtration, thermal comfort, hygiene and clean indoor air and water are essential components of a healthy building. When these factors are optimized to create a healthier indoor working environment, occupants’ physical and mental well-being are positively impacted.

23What business benet is there to having yourcompany in a healthybuilding?Several scientific studies have connectedimproved indoor airquality and cognitiveperformance. Abusiness’s most valuable assets are its employees.One study published in2015 estimates that ventilation improvements alone could result inproductivity benefits of$6,500 per person per year. Investing inemployee wellness canreduce absenteeism, promote health and maximize performance. Another study in 2017 showedthat workers in green-certified buildings scored 26.4% higher on cognitive function tests and had30% fewer sick building symptoms than those in non-certified buildings.How is the healthiness of a building measured?“What gets measured, gets managed,” management consultant Peter Drucker once said. UL Solutionspromotes proactive on-site management strategies using performance metrics based on healthand wellness. Routinely assessing indicators of indoor air quality, proper ventilation of spaces andthermal comfort factors allows building management to monitor the overall health of a buildingand adjust their preventative maintenance practices proactively instead of only reacting to issuesafter they arise. What connection is there between healthy buildings and sustainability?Sustainability is about creating and maintaining an environment that can support both present andfuture generations without depleting or contaminating natural resources. The sustainable buildingdesign incorporates this idea by employing practices such as using higher-rated filtration in theHVAC system, low-emitting building materials and energy-efficient lighting. These practices allimpact the indoor environmental quality or health of a building.

It’s our promise to future generations that sustainability will always be our core, guiding principle.OPEN SPACE PRESERVATIONIrvine Company’s environmental stewardship dates to 1897 with its dedication of California’s first regional park. In the subsequent decades, Irvine Company has permanently preserved more than half of the original 93,000-acre Irvine Ranch, setting aside 57,500 acres of open space and parklands tocreate the largest urban open space network in the United States. The land is now held in perpetuity for public use, recreation and enjoyment. It is the only land in California to receive both the California and U.S. National Natural Landmark designation.As master planners who developed the City ofIrvine and Newport Coast from the ground up, Irvine Company has given every resident easy access to this open space. Access to parks, trails, naturepreserves and beaches helps Orange Countyconsistently rank among the fittest and healthiest places to live in the country. Giving Back: Education & Environmental Protection Irvine Company’s community giving aims to advance critical education and environmental protection causes. In 1960, Irvine Company sold 1,000 acres to the University of California for $1 to build UC Irvine, now one of the state’s top universities.More recently, Irvine Company made a 20-year, $50 million funding commitment to the Irvine Unified School District creating the Excellence in Education Enrichment Fund.
